Handyman Services for Landlords and Rental Property Owners

Tired of Overpaying Property Management Handymen?

If you own rental property in the Denver Metro area but don't live here, you already know the pattern. A repair request comes in. Your property management company sends their vendor. The invoice arrives weeks later with a markup you didn't approve, for work you can't verify, on a problem that may or may not actually be fixed.

I'm Mike, and I've been doing handyman work in the Denver Metro area for over 27 years. I work directly for property owners — no management company in the middle, no third-party markup, no wondering what actually happened at your property.

How It Works

  • You send me the service request.

Email, call, or text — whatever's easiest from wherever you are.

  • I contact your tenant directly and schedule the work.

You don't coordinate. You don't play middleman across time zones. I handle it.

  • I complete the repair or installation

    Correctly, the first time.

  • I document it

Before-and-after photos when applicable, so you can see exactly what was done.

  • I invoice you.

One clear invoice with the work described, the parts used, and the photos attached.

What I Handle

  • Plumbing repairs — faucets, toilets, disposals, leaks, drain clearing
  • Electrical fixture replacement — outlets, switches, dimmers
  • Ceiling fans and lighting
  • Smoke and carbon monoxide detector installation and replacement
  • Bathroom exhaust fan installation and repair
  • Door and lock repairs — deadbolts, doorknobs, sticking doors, closet doors
  • Drywall repair and patching
  • Appliance installation — dishwashers, microwaves, refrigerators, window AC units
  • Mailbox repair and installation
  • Swamp cooler start-up, winterization, and repair
  • Turnover punch lists and general property maintenance

If you're an out-of-state landlord, you've probably paid for a repair you couldn't verify, at a price you didn't approve, arranged by a vendor you've never spoken to.

I work directly for property owners. You send me the service request. I contact your tenant, schedule the visit, complete the work, and send you before-and-after photos with a single clear invoice. No management company markup. No coordination on your end.

Pricing

$79 service fee, plus labor and materials as required.

That's the number. You'll know the cost of any additional work before I start it, and you won't find a management fee, a coordination fee, or a vendor markup buried in the invoice.

Why Owners Work With Me

  • Quality workmanship. 27+ years in the trade, and the same person who takes your call does the work.
  • Honest communication. If a job needs a licensed specialist or a permit, I'll tell you that instead of taking it on.
  • Fair pricing. No markups on parts, no padded hours.
  • Reliable service. Fast response times, and I show up when I say I will.
  • Detailed documentation. Photos and written summaries on every job, so an owner two thousand miles away has the same visibility as one across the street.

Frequently Asked Questions

  • I live out of state. How do you coordinate with my tenant?

I contact your tenant directly to schedule, keep them updated, and confirm access. You send the request and receive the completed documentation. Nothing in between requires your time.

  • Can I use you alongside my property management company?

Yes. Some owners keep their management company for leasing and rent collection but route maintenance directly to me to avoid vendor markups. Others use me for everything. Either works — check your management agreement for any exclusivity language on maintenance vendors.

  • What documentation do I get?

A written description of the work performed, parts used, and before-and-after photos where they're useful. Enough to satisfy your records, your accountant, and any tenant dispute.

  • How quickly can you respond to a repair request?

Most requests are scheduled within a few business days. Urgent issues — active leaks, no heat, lockouts — get prioritized. Call or text (720) 448-0519 for anything time-sensitive.

  • Do you handle turnovers between tenants?

Yes. Send me the punch list and I'll work through it and document the finished unit before your next tenant moves in.

  • Which areas do you serve?

Aurora, Centennial, Parker, Denver, the DTC, and surrounding Denver Metro communities.
